Torch-on vs vinyl deck membrane: which should you choose?
Short answer
Both keep water out of the space below when installed correctly. Vinyl membrane is a finished walking surface that looks good on its own and typically costs about $15–$25 per square foot installed in BC. Torch-on (SBS) is a tough two-ply membrane that is usually covered with pedestal tiles or decking, and is a strong choice for roof decks and decks with heavy use.
| Vinyl membrane | Torch-on (SBS) | |
|---|---|---|
| Walking surface | Yes — finished surface | Usually covered with tiles or decking |
| Look | Many colours and patterns | Hidden under the finish |
| Best for | Balconies and sundecks | Roof decks, heavy-use decks, under tiles |
| Typical installed cost (BC) | $15 – $25 per sq ft | Quoted per job |

- Railings: re-installing old ones or adding new aluminum or glass
How Smart Earth Group does deck waterproofing
- We open up the deck and check the plywood first

Common questions
Which lasts longer, vinyl or torch-on?
Both can last 15–25 years when installed and maintained properly. Torch-on under tiles is protected from sun and wear, which helps it last.
Can I put tiles on a vinyl deck?
Vinyl is designed to be the walking surface. If you want tiles or pavers, torch-on with pedestals is usually the better system.
Why is my deck leaking into the ceiling below?
Usually failed flashing at the wall or door, a split seam, or water getting under the old surface at the edges.
